The NordHaus Luxury Apartments sit on 3.2 acres just east of the Mississippi River in Downtown Minneapolis. This 75-million-dollar project broke ground in August 2016. Tenants began moving into its 20-story tower and six-story mid-rise structure in September of 2017 and the entire structure is scheduled for completion in 2018. The apartments will include a wide range of amenities, including quartz countertops, in-unit washer and dryers, and stainless steel appliances. In addition to the living space, NordHaus was designed to have retail space, a restaurant, heated parking spaces and achieve LEED certification. The highlight of the building is the one-acre outdoor pool deck with grilling stations, dining areas and a year-round hot tub.

Project developer, Weis Builders, chose KMAC, Inc. to install the floor underlayments and sound control mats needed to achieve the IIC and STC sound ratings that luxury apartments demand. In the mid-rise structure, KMAC installed 105,000 sq. ft. of FIRM-FILL® High Strength Gypsum Underlayment and 60,000 sq. ft. of FIRM-FILL® SCM-250 sound control mat. FIRM-FILL® SCM® is installed on the subfloor to improve impact noise, while FIRM-FILL® gypsum underlayments are installed over the SCM to dampen airborne sound and provide a flat surface for finished floor coverings. For this project, the flooring used is ceramic tile and wood-style flooring. FIRM-FILL® products are listed in 116 fire rated designs and carry a Class-A fire rating under ASTM E84, a test used by regulatory agencies.

FIRM-FILL® SCM-250 is a cost-effective solution to address STC/IIC requirements in multi-family construction. Tested by independent, third party test facilities, this 1/4” (6 mm) sound control mat is proven to increase IIC levels in wood frame.
