Forward-thinking developers at Sego Homes realized the outdoor living market was a rapidly growing segment of the residential development business. Not only was outdoor living space an in-demand residential feature, but it was also a way to increase the usable square footage of a home.

To take full advantage of the potential of this insight, their talented designers had the vision to incorporate roof decks into their residential designs. This meant maximizing usable space, and therefore its overall value, without increasing the footprint of the building.

To accomplish that, it was very important to use products that met building code requirements. Further, it was critical to use skilled installers.

Since Duradek fulfilled both of those criteria, a relationship with Duradek of Utah developed. Duradek of Utah could demonstrate that Duradek membranes meet building code as both a classified roofing membrane and a traffic coating. Further, Duradek is applied only by company trained installers who are skilled in waterproofing techniques specific to roof deck waterproofing.

Duradek Vinyl Roof Decks Made Showcase Worthy Designs
While other builders shy away from these forward-thinking designs, Sego Homes was able to confidently proceed. Having worked with Duradek of Utah previously, they understood the Duradek system. This trust in the Duradek system and in Duradek of Utah was paramount in their ability to plan for luxurious roof decks.

Duradek’s trained installers and proven waterproofing techniques ensure the Duradek PVC membrane is incorporated into the building envelope protecting common points of vulnerability.

Duradek of Utah has become know as waterproofing experts in the industry. This expertise was recently recognized at the Utah Chapter International Code Council. Duradek of Utah was the recipient of the Industry Award for Excellence in appreciation of outstanding contributions to the Utah Chapter ICC and the building industry and profession through their service and leadership.

The Daybreak Community in Salt Lake City was one of the communities where Duradek brought the ideal single-product solution. They were able to provide the roofing membrane that also serves as the pedestrian surface for the rooftop decks. This allowed an easy and natural solution for the flow of living space from the indoors to the outdoors.

This dynamic community from Sego Homes was a winner in the 2016 Salt Lake City Parade of Homes. The homes that were first sold were the ones that included rooftop decks. The homes with rooftop decks also had the highest profit margin. These roof decks showcased the brilliant designs and quality building practices of Sego Homes that put the needs of the homeowner first.

Sego Homes president and founder, Wayne Corbridge noted, “Following California housing trends, Utah is still fairly new to the function of urbanization and higher density communities. A decade ago, a house with a substantial yard in the outlying suburbs may have been preferred, but now there is a trend towards the desire to be closer to urban assets. By designing vertically and incorporating flat roof decks, homeowners do not have to sacrifice private outdoor living space in order to enjoy these high-density communities.”

From design through the build, to the homeowner – Duradek has you covered. Duradek is one of very few building products that increase the home’s value.
